Pier and beam vs slab foundation: which is better in Baton Rouge? A slab is cheaper to build, but on a low, flood-prone lot or very active clay, pier and beam usually wins. It keeps the floor above the water, and the house can be re-leveled or raised later.

### Key Takeaways

- Slab-on-grade costs about $4–$12 per sq ft to build and pier and beam about $7–$15, or $8,000–$22,000 vs $12,000–$30,000 for a 1,800–2,200 sq ft house — [Finholm Contracting, May 2026](https://finhomecontracting.com/blog/home-building/foundation-cost-slab-vs-pier-and-beam-vs-basement-2026/)
- East Baton Rouge requires the lowest floor of new and substantially improved homes to sit at least 1 foot above the highest of the FEMA base flood elevation and several local flood benchmarks — [City-Parish of East Baton Rouge](https://www.brla.gov/DocumentCenter/View/16975/QuickFacts-Flood-Hazard-Areas)

- A local foundation company puts the average pier and beam repair at about $9,500 against about $4,500 for an average slab repair nationally — [WCK Foundation Repair, 2026](https://wckfoundationrepair.com/louisiana-foundation-damage-how-much-does-foundation-repair-cost/)

## What is a pier and beam foundation?

A pier and beam foundation holds the house up on short columns (piers) that carry wood or steel beams, with floor joists on top and a crawl space underneath. The floor is a wood frame, not concrete, and it typically sits a foot or more above the ground.

Many older Baton Rouge houses sit on piers, and so do most raised houses built for flood height. The piers are usually brick, concrete block or poured concrete, and the house sits on them, often with wood shims between pier and beam to set the level. That is why a pier and beam house can be re-leveled from underneath. Our [pier and beam foundation repair page](https://foundationrepairbatonrougelouisiana.com/pier-and-beam-foundation-repair/) shows what that work looks like.

## What is a slab foundation?

A slab foundation is a single layer of reinforced concrete poured on the ground, usually with thickened edges or interior beams, and the house is built directly on it. The concrete is the floor. Plumbing drains run in the soil under it.

Most newer Baton Rouge subdivision homes sit on slabs. Some are post-tensioned slabs, with steel cables tensioned inside the concrete to resist cracking, like the ones two posters on a Louisiana forum thread describe further down (our [post tension slab explainer](https://foundationrepairbatonrougelouisiana.com/blog/post-tension-slab/) covers how to tell if you have one). FEMA’s retrofitting guide notes that a typical slab is “usually 4 to 6 inches thick” and that the wire mesh in many slabs is there to control shrinkage cracking, “not intended to provide structural strength” ([FEMA](https://www.fema.gov/sites/default/files/documents/fema_elevating-your-house-chapter-5.pdf)). When a slab settles here, the usual fix is [slab foundation repair with pressed pilings](https://foundationrepairbatonrougelouisiana.com/slab-foundation-repair/).

## How does pier and beam compare to a slab foundation in Baton Rouge?

Pier and beam wins on flood height, adjustability, access to plumbing and how easily the house can be raised later. A slab wins on build cost, simplicity and having no crawl space to maintain. Here is the side-by-side:

Factor

Pier and beam

Slab

Build cost (Finholm, 2026)

$7–$15 per sq ft

$4–$12 per sq ft

Getting above flood elevation

Taller piers lift the floor

Needs a built-up fill pad or a raised (stem-wall) slab

Clay shrink and swell

Re-shim or add piers; the frame flexes

Slab bends and cracks; fix is pilings under it

Plumbing repairs

Reached from the crawl space

Often means breaking or tunneling under concrete

Moisture and upkeep

Crawl space must be kept dry and vented; wood near the ground needs checking

No crawl space; water still has to drain away from the slab edge

Raising the house later

Steel beams slide under the floor frame

Harder; the slab is lifted with the house by a specialist

Typical repair (see sources below)

Shimming around $2,000; big jobs $10,000+

Pilings from a few thousand dollars up

## Which costs more to build, pier and beam or a slab foundation?

Pier and beam costs more to build. Finholm Contracting’s [May 2026 cost guide](https://finhomecontracting.com/blog/home-building/foundation-cost-slab-vs-pier-and-beam-vs-basement-2026/) puts slab-on-grade at $4 to $12 per square foot and pier and beam at $7 to $15. For a standard 1,800 to 2,200 sq ft house, that is about $8,000 to $22,000 for a slab and $12,000 to $30,000 for pier and beam, before engineering, permits or soil work.

Those national numbers leave out one cost that matters here: dirt. On a low Baton Rouge lot, a slab house has to be built up on a compacted fill pad to meet the parish’s elevation rule. One Baton Rouge homeowner who had just built on a post-tension slab [wrote on TigerDroppings](https://www.tigerdroppings.com/rant/o-t-lounge/slab-or-pier-and-beam-foundation/90200999/) (May 2020) that they would “probably do pier and beam depending on cost differential”, because “bringing in dirt and building a huge house pad is $$$$.” Get both prices for your own lot before you assume the slab is cheaper.

## Which foundation handles Baton Rouge flooding better?

Pier and beam handles flooding better, because the floor is already off the ground. FEMA’s Risk Rating 2.0 guide says it directly: “Buildings whose first floor is higher off the ground have lower flood risk” ([FEMA, April 2025](https://www.fema.gov/sites/default/files/documents/fema_rsl_rate-explanation-guide_042025.pdf)). First-floor height is one of the factors in your flood insurance premium, and FEMA’s [new online flood insurance quote](https://foundationrepairbatonrougelouisiana.com/blog/fema-online-flood-insurance-baton-rouge/) asks for your foundation type.

East Baton Rouge sets a minimum for new homes. The City-Parish’s flood hazard fact sheet says all new development and substantial improvements “shall have the lowest floor located at least one foot above the highest of” the FEMA base flood elevation, the community-defined flood elevation, record inundation, the lowest street crown along the property, and the nearest sewer manhole ([City-Parish of East Baton Rouge](https://www.brla.gov/DocumentCenter/View/16975/QuickFacts-Flood-Hazard-Areas)). A pier and beam house meets that with taller piers. A slab house meets it with fill or a stem wall.

The difference grows after a flood. If a flooded home is declared substantially damaged, NFIP policyholders in high-risk areas “may receive up to $30,000” in [Increased Cost of Compliance](https://www.fema.gov/floodplain-management/financial-help/increased-cost-compliance) coverage toward elevating it. FEMA’s [Homeowner’s Guide to Retrofitting](https://www.fema.gov/sites/default/files/documents/fema_elevating-your-house-chapter-5.pdf) says lifting a slab house is “more difficult than that used for houses on basement and crawlspace foundations and should be performed only by a highly skilled contractor with extensive experience in lifting slab-on-grade houses.” Our [house raising page](https://foundationrepairbatonrougelouisiana.com/house-raising/) and [Louisiana house raising cost guide](https://foundationrepairbatonrougelouisiana.com/guide/house-raising-cost-louisiana/) cover both cases, and [foundation damage after a flood](https://foundationrepairbatonrougelouisiana.com/guide/foundation-damage-after-flood/) covers what to check once the water drops.

## How do Baton Rouge clay soils affect pier and beam vs slab foundations?

Both foundations move on Baton Rouge clay, but they move differently. A slab rests on the soil across its whole area, so when one corner dries out and shrinks, the concrete bends and cracks. A pier and beam house rests on points, so a sinking pier drops one part of the floor, and that can usually be corrected with shims or a new pier.

The soil is the reason this matters so much here. The USDA’s [East Baton Rouge Parish soil survey](https://archive.org/details/eastbatonrougeLA1968) names Sharkey clay as high in shrink-swell and says much foundation damage in the parish comes from soils shrinking and swelling as they dry and wet. An LSU-led study in [_Frontiers in Built Environment_](https://www.frontiersin.org/journals/built-environment/articles/10.3389/fbuil.2021.754761/full) (2021) put Louisiana’s expansive-soil property losses at about $66.2 million a year.

Dry years hit slabs hardest. In the 2023 drought, a Terrytown homeowner told [Fox 8](https://www.fox8live.com/2023/11/14/extreme-drought-costing-some-se-louisiana-thousands-foundation-repairs/) her foundation was sinking again three years after an earlier fix. Our post on [foundation cracks after drought](https://foundationrepairbatonrougelouisiana.com/blog/foundation-cracks-after-drought-baton-rouge/) explains the pattern. Pier and beam homes feel the wet side more: doors that stick and floors that shift after heavy rain, usually where water collects around the piers.

## Which is cheaper to repair, pier and beam or slab?

Small pier and beam repairs are cheaper, but big ones are not. Re-shimming a few low spots is a modest job. Replacing failed piers, rotted sills and beams across the house can cost as much as piering a slab.

The ranges overlap because both depend on how much of the house has moved. Our [pier and beam repair cost guide](https://foundationrepairbatonrougelouisiana.com/guide/pier-and-beam-foundation-repair-cost/) and the [Baton Rouge foundation repair cost guide](https://foundationrepairbatonrougelouisiana.com/guide/foundation-repair-cost-baton-rouge/) break down the local numbers, and the [cost estimator](https://foundationrepairbatonrougelouisiana.com/tools/foundation-repair-cost-estimator/) gives a rough range for your house.

## When should you choose a slab foundation?

Choose a slab when the lot is high, drains well and sits clearly above flood elevation, and when you want the lowest build cost with the least upkeep. A slab has no crawl space to vent and no wood framing close to damp ground. It also makes a step-free entry easier, which matters for wheelchairs and walkers.

The risk on Baton Rouge clay is long-term movement. A well-engineered slab (often post-tensioned, on properly prepared soil) with good drainage around it does fine. A slab with downspouts dumping at the edge, or a big tree drying one corner, is the one that ends up needing [pressed concrete pilings](https://foundationrepairbatonrougelouisiana.com/pressed-concrete-pilings/). Keeping water moving away from the slab with [foundation drainage](https://foundationrepairbatonrougelouisiana.com/foundation-drainage/) is the cheapest protection a slab owner can buy.

## When should you choose pier and beam?

Choose pier and beam when the lot is low or in a flood zone, when the soil is very active, or when you want easy access to plumbing and wiring. It is also the natural choice if the house may need to be raised one day.

What you take on is upkeep. The crawl space has to stay dry, with a vapor barrier, venting and drainage, and the piers, shims and sills need a look every few years. Our comparison of [crawl space encapsulation vs a vapor barrier](https://foundationrepairbatonrougelouisiana.com/blog/crawl-space-encapsulation-vs-vapor-barrier/) covers which moisture fix suits a raised Baton Rouge house. Most pier and beam problems in Louisiana start with water under the house. They end up as [sagging floors](https://foundationrepairbatonrougelouisiana.com/sagging-floor-repair/), rotted [sill plates](https://foundationrepairbatonrougelouisiana.com/sill-plate-replacement/) or a [crawl space that needs repair](https://foundationrepairbatonrougelouisiana.com/crawl-space-repair/). When the floors drift out of level, [house leveling](https://foundationrepairbatonrougelouisiana.com/house-leveling/) puts them back, and our step-by-step guide on [how to fix sagging floors in a raised home](https://foundationrepairbatonrougelouisiana.com/blog/how-to-fix-sagging-floors/) shows how to tell a framing sag from a pier problem.

## What have Louisiana homeowners said about pier and beam vs slab?

Louisiana homeowners split the same way the engineering does: slab fans like the simplicity, and pier and beam fans like the flood height and the access.

- **Baton Rouge, new post-tension slab.** In a May 2020 [TigerDroppings thread](https://www.tigerdroppings.com/rant/o-t-lounge/slab-or-pier-and-beam-foundation/90200999/), a Baton Rouge poster who had built a year earlier said they would probably choose pier and beam next time, because of the cost of fill for the house pad. Another poster on expansive soil had a post-tension slab and said the choice “depends on soil conditions.” A third asked, “Are you in a flood prone area? If so, pier and beam is better.”
- **Slab settlement worries.** In the same thread, one poster summed up the slab downside as broken plumbing and cracked floors after any settlement. Others preferred slabs for step-free access and for sealing the house in hot, humid weather.
- **Louisiana pier and beam house after heavy rain.** An owner of an older remodeled pier and beam house [described sticking doors and new drywall cracks](https://www.tigerdroppings.com/rant/outdoor/pier-and-beam-foundation-repair/63709527/) after heavy rain (2016). Replies said to get water flowing away from the house first, and put shimming at about $2,000 against $60,000+ for full pier replacement.
- **“Some sticking is normal.”** On a [parallel thread](https://www.tigerdroppings.com/rant/o-t-lounge/pier-and-beam-foundation-repair/63709448/), a poster who owns three pier and beam houses said minor cracks and seasonal door sticking are normal. He would act only on a couple of inches of slope, a visible hump, or a pier that has settled or fallen over. Others said rotted sills cause settling more often than the piers do.

If you’re buying rather than building, our guide to [buying a house with foundation repair](https://foundationrepairbatonrougelouisiana.com/guide/buying-a-house-with-foundation-repair/) covers what to check on either type.

## Our take: pier and beam or slab in Baton Rouge?

_Opinion and analysis by Jonathan Dyer, based on the sources above._

From a structural repair background, I judge a foundation by two questions. How will it fail? And how hard is it to fix when it does? On Baton Rouge clay and in Baton Rouge floods, pier and beam answers both better. It fails slowly and locally, a pier at a time, and you fix it from underneath with shims, new piers or new wood. A slab tends to fail as a bent plate, and the fix is pilings pressed under concrete.

So here’s what I’d do. On a low lot, anywhere near a flood zone, or on a lot where the soil report shows high shrink-swell clay, I’d build pier and beam and budget for keeping the crawl space dry. On a high, well-drained lot clearly above flood elevation, I’d build a properly engineered post-tension slab and spend the savings on drainage, gutters and keeping big trees back from the house.

For buyers, the foundation type matters less than its condition and its height. A slab that’s been dry and level for 30 years is a better buy than a pier and beam house with soft sills. A raised house well above the flood line beats a slab that took water in 2016.

## What goes wrong when people choose between pier and beam and slab?

The common mistakes come from comparing the foundations in general instead of on the actual lot:

- **Comparing build prices without fill.** On a low lot, the dirt and compaction for a slab pad can eat most of the slab’s price advantage.
- **Ignoring flood elevation.** The parish rule is one foot above the highest of several benchmarks, not just the FEMA map. Check your lot before you choose.
- **Skipping the soil test.** Shrink-swell clay changes how a slab must be designed. A geotechnical report costs little next to a piling repair.
- **Treating a crawl space as maintenance-free.** Pier and beam only works long-term if water stays out from under the house.
- **Assuming every slab crack is failure.** Many slab cracks are shrinkage. Our [crack width guide](https://foundationrepairbatonrougelouisiana.com/guide/how-big-is-too-big-foundation-crack/) explains which ones matter.

**Methodology.** This comparison is built from published sources, not from a customer project: 2026 build costs from Finholm Contracting, the City-Parish of East Baton Rouge flood hazard fact sheet, FEMA's Risk Rating 2.0 guide, Homeowner's Guide to Retrofitting and Increased Cost of Compliance page, the USDA East Baton Rouge Parish soil survey, the 2021 LSU-led Louisiana expansive-soil study, and repair prices from contractor pages and cost guides. Search demand was checked with DataForSEO in October 2026 ("pier and beam vs slab foundation": about 320 U.S. searches a month; the top results were written for Texas). ## Frequently asked questions

### Is pier and beam better than slab in Baton Rouge?

It depends on the lot. On a flood-prone lot, or one with very active clay, pier and beam is usually the better long-term choice because the floor sits above the ground and the house can be re-shimmed or raised. On a high, well-drained lot, a well-built slab costs less and needs less upkeep.

### Is a pier and beam foundation cheaper than a slab?

No. Finholm Contracting's May 2026 guide puts slab-on-grade at $4 to $12 per square foot and pier and beam at $7 to $15, or about $8,000 to $22,000 versus $12,000 to $30,000 for a 1,800 to 2,200 sq ft house. On a low Baton Rouge lot, the fill needed to raise a slab can narrow that gap.

### Which foundation is better for flooding?

A raised pier and beam floor. FEMA's flood-rating guidance says buildings whose first floor is higher off the ground have lower flood risk, and East Baton Rouge requires the lowest floor of new homes to sit at least one foot above the highest of the FEMA base flood elevation and the other local flood benchmarks. A slab has to be built up on a fill pad to get there.

### Which is cheaper to repair, pier and beam or slab?

Small pier and beam repairs are usually cheaper: Louisiana forum users report shimming jobs around $2,000. Slab repairs that need pilings start at a few thousand dollars and go much higher. Big pier and beam jobs that replace piers, beams or sills can cost as much as a slab repair.

### How long does a pier and beam foundation last?

There is no single reliable number. How long it lasts depends mostly on moisture: wood sills, shims and wood posts near damp ground wear out first and get replaced over time, while sound masonry or concrete piers last much longer. Keeping the crawl space dry and water away from the piers is what makes it last.

### Can you raise a slab house in Baton Rouge?

Yes, but it is harder. FEMA's Homeowner's Guide to Retrofitting says slab houses need a different lifting technique and a highly skilled contractor with extensive experience lifting slab houses, while houses on crawlspaces lift on steel beams slid under the floor framing.

### Do pier and beam homes have foundation problems?

Yes, just different ones. Typical problems are piers that sink or tilt, shims that work loose, and sills or joists that rot where the crawl space stays wet. Most show up as sloping floors and sticking doors, and most are fixed by re-shimming, adding piers or replacing the damaged wood.

### Should I buy a slab or pier and beam house in Baton Rouge?

Either can be a good buy. What matters more is the flood zone, the floor elevation and the condition of the foundation. Get the elevation certificate or flood zone, have the floors measured, and for pier and beam have someone look in the crawl space before you close.
