## What we do on the visit

We set up a laser level and take a floor reading in every room. Those readings become an elevation map that shows where the house is high and low and by how much — the single most useful piece of information in foundation work. We measure every crack in the slab, walls and brick, check doors and windows for binding and look at trim and ceilings for separation.

Outside, we check gutters, downspouts and grading and look for erosion or water at the slab edge. On raised homes we go under the house to check every pier, beam and sill. The whole visit takes about an hour for a typical home.

## What you get

A written summary in plain English: the elevation readings, the crack map, what we think is causing any movement, and a clear recommendation — repair now, fix the drainage and monitor, or leave it alone. No. Our evaluation is a free, measured assessment by a foundation repair contractor. A structural engineer's report is an independent, sealed opinion by a licensed Professional Engineer, often required by lenders or buyers, and costs about $500–$2,000. We can arrange one when you need it.

### How much out of level is too much?

Many engineers use about 1 inch of difference across a typical room or roughly 1 inch in 20 feet as a point where evaluation is warranted. What matters more is whether it's getting worse and whether it comes with binding doors and growing cracks.

### Should I get an inspection before buying a house?
