# Does Homeowners Insurance Cover Foundation Repair in Louisiana?

What standard Louisiana homeowners policies exclude, the narrow cases that may be covered, and how to document a claim.

By Foundation Repair Baton Rouge · Published September 22, 2026 · Updated September 22, 2026

**Usually not.** Standard Louisiana homeowners policies exclude settling, shrinking, earth movement and wear, which cover most foundation problems. The main exception is damage from a sudden covered event — typically an under-slab plumbing leak — where the policy may pay to find and fix the leak and some resulting damage. Flood damage falls under flood insurance.

[Foundation Repair Baton Rouge](https://foundationrepairbatonrougelouisiana.com/) isn’t an insurance company and can’t tell you what your specific policy covers — only your policy and adjuster can. But we see enough claims to explain how coverage usually works and how to give yourself the best chance if you might be covered.

## What’s usually excluded

Most homeowners policies written on the common HO-3 form exclude:

- **Settling, cracking, shrinking or bulging** of foundations, walls and floors.
- **Earth movement**, including soil expansion and contraction — which is exactly what Baton Rouge clay does.
- **Wear, tear and deterioration**, including rot.
- **Insect and vermin damage**, including termites.
- **Flood**, which requires a separate flood policy.

Between them, those exclusions cover the vast majority of foundation repairs we do.

## What may be covered

- **Sudden plumbing leaks.** If a supply or drain line under the slab bursts, many policies pay to access and repair the pipe and for resulting interior water damage. Whether they pay for foundation movement the leak caused varies — some policies exclude it, some cover it with limits.
- **Sudden physical events.** A vehicle hitting the house, a tree falling on it, or similar covered perils that damage the foundation directly.
- **Collapse.** Some policies include limited “collapse” coverage for specific causes such as hidden decay. Read the wording closely.

## How to file if you think you’re covered

1. **Document early.** Photos of cracks with a tape measure for scale, dates, and any water or plumbing issues.
2. **Get a plumbing test** if you suspect a leak under the slab — that result often decides the claim.
3. **Get written findings.** Our evaluation includes laser readings and a crack map you can send to your adjuster.
4. **Ask for an engineer.** If the claim is disputed, an independent engineer’s report ($500–$2,000) carries weight.
5. **Don’t start permanent repairs** before the adjuster has seen the damage, other than emergency mitigation.

## Paying without insurance

Because most foundation repair isn’t covered, most homeowners pay directly. ## Bottom line

Expect foundation repair to be excluded unless a sudden covered event — most often a plumbing leak — caused it. Document everything and read your policy. For written findings to send to your insurer, call Foundation Repair Baton Rouge.

## Quick answers

### Does homeowners insurance cover foundation cracks?

Not when they come from settling, shrink-swell soil or earth movement, which standard policies exclude. Cracks caused by a sudden covered event — such as a plumbing leak or a vehicle hitting the house — may be covered, subject to your policy.

### Will insurance pay for a slab leak?

Many policies pay to access and repair a sudden plumbing leak under the slab and for resulting water damage inside. Coverage for foundation movement caused by the leak varies by policy and is often limited or excluded.

### Does insurance cover house leveling?

Generally no. Leveling corrects settling, which is excluded as wear, deterioration or earth movement on standard policies.
