## Why foundations move in Gonzales

Gonzales sits at roughly 10 feet above sea level in the low ground between the Mississippi's natural levee and the Amite River, and that elevation shapes almost every foundation we look at here. Rain has nowhere fast to go. Yards hold water for a day or two after a heavy storm, drainage ditches back up when the Amite and its bayous are high, and the soil along the edge of a slab spends much of the year wetter than the soil under the middle of the house. Clay that is wet swells; when a dry August pulls that moisture out, it shrinks. The perimeter beam rides that cycle while the center stays put, which is where the corner cracks and sticking doors come from.

The second factor is how fast Gonzales and the rest of Ascension Parish grew. Ascension's population roughly doubled between 1980 and 2010, and much of that growth — Pelican Point, the subdivisions off LA 30 and Airline Highway, and the infill around Cross Creek and Cypress Village — was built on fill pads raised above the surrounding ground. Fill that isn't compacted in thin lifts keeps settling for years, and it settles most where it's deepest. When we see a ten-year-old post-tension slab with a low corner, the elevation readings usually trace the problem to a fill pad settling more on one side, not to a defect in the concrete.

Water is also the reason drainage comes up in almost every Gonzales evaluation we do. About a third of Ascension Parish homes took water in August 2016, and many that didn't still had yards under water for days. A downspout discharging at the corner of a slab here does more damage than it would on higher ground, because the water can't drain away. For most Gonzales homes the right fix is a combination: pressed concrete pilings along the settled side, and buried downspout lines and regrading so that side stops getting wetter than the rest.
