What we do on the first visit

We go under the house with a moisture meter and a camera. We read moisture in the soil, the sills, the joists and the beams, note standing water or erosion, check insulation that has fallen or soaked through, and look at every pier and support. Upstairs, we take floor elevations. You get photos of what’s under your house — most homeowners have never seen it — and a written scope with options priced side by side.

Why crawl spaces fail here

Water and humidity. Yards that drain toward the house send runoff under it. Downspouts that discharge at the foundation wall do the same. Once the soil under the house stays wet, humidity in the crawl space climbs, and wood framing that sits above about 19–20% moisture for long periods decays. Homes that flooded in 2016 often had crawl spaces saturated for days, and some still show the effects in sill rot and sagging joists.

What we do about it

Water first: regrading and foundation drainage so runoff stops pooling under the house. Then a ground vapor barrier — 10 to 20 mil polyethylene, seams overlapped and taped, run up the piers — to stop soil moisture evaporating into the space. Where the scope calls for it, we go further with sealed vents and a dehumidifier. You get before-and-after photos and moisture readings. Termite damage is a separate issue from moisture control, so we recommend a termite inspection by a licensed pest control operator alongside any crawl space work.
