Denham Springs sits where the Amite River comes out of the piney woods and flattens toward the Capital Region, and that geography drives most of the foundation calls we get here. In August 2016 the Amite crested nearly five feet above its 1983 record, roughly 90 percent of structures in the city took water, and 52 inches stood inside City Hall. Most slab homes were gutted and rebuilt on the same concrete. The slab itself usually survived; what changed was the ground under it. Fill pads and silty clay that sat saturated for a week have spent the years since consolidating unevenly, which is why we still see new diagonal drywall cracks and separating trim in houses between Old River Road and South Point that were "fine" when they were rebuilt.

The town also gives its name to the Denham Springs–Scotlandville fault, one of two active surface faults mapped across the region by the Louisiana Geological Survey. Its trace runs west from the Amite River through north Baton Rouge — Crown Avenue, Winchester Avenue, Glen Oaks — and survey markers at Glen Oaks High School moved about four inches between 1960 and 1970. Only a narrow band of homes sits close enough to a trace for it to matter, so we don't blame the fault by default. What we look for is its signature: cracks that line up across the slab, the driveway and the street in the same direction, and brick walls cracking at a consistent 45 degrees. Settlement from soil moisture looks different, and the fix is different.

Housing stock splits three ways here, and each fails in its own way. The raised cottages around the Antique Village and Tabernacle Street are pier-and-beam with old cypress or pine sills; they need re-shimming, new piers and sill replacement, not pilings. The brick ranches off Range Avenue and Florida Boulevard from the 1960s–80s are conventionally reinforced slabs that respond well to pressed concrete pilings along the settling side. Newer subdivisions off Juban Road and Eden Church Road — Juban Parc, Arbor Walk and their neighbors — are mostly post-tension slabs on engineered fill, where drainage and downspout discharge usually matter more than pilings. Telling those three apart on the first visit is most of the job.
