Zachary sits noticeably higher than most of East Baton Rouge Parish — about 102 feet at the city center versus the low ground along the Amite and Mississippi — on the rolling terrace country that runs north toward the Felicianas. That changes what goes wrong with foundations here. Zachary homes flood far less often than homes in Central or Denham Springs, but the upland silt-loam soils over clay dry out deeply in hot, dry summers. When they do, the perimeter of a slab can drop as the soil beneath it shrinks, and mature oaks and pines close to the house accelerate that by drawing water out of the ground near the beam.

The city has also grown fast.
