What we're called out for in Gonzales

Cracks in a house that's barely ten years old

Newer Gonzales subdivisions sit on imported fill over soft ground. When that fill consolidates unevenly, even post-tension slabs show corner cracks and binding doors.

Water standing along the slab after every storm

At about 10 feet of elevation, yards here drain slowly. Water that sits against the beam keeps one side of the slab wetter than the rest.

A garage slab or patio pulling away from the house

Flatwork poured over loose backfill next to the foundation drops first. It's a drainage clue as much as a concrete problem.

Tile cracking in a straight line across a room

A crack that runs through floor tile from wall to wall often follows a crack in the slab below — worth measuring before you re-tile.

Local knowledge

Why foundations move in Gonzales

Gonzales sits at roughly 10 feet above sea level in the low ground between the Mississippi's natural levee and the Amite River, and that elevation shapes almost every foundation we look at here. Rain has nowhere fast to go. Yards hold water for a day or two after a heavy storm, drainage ditches back up when the Amite and its bayous are high, and the soil along the edge of a slab spends much of the year wetter than the soil under the middle of the house. Clay that is wet swells; when a dry August pulls that moisture out, it shrinks. The perimeter beam rides that cycle while the center stays put, which is where the corner cracks and sticking doors come from.

The second factor is how fast Gonzales and the rest of Ascension Parish grew. Ascension's population roughly doubled between 1980 and 2010, and much of that growth — Pelican Point, the subdivisions off LA 30 and Airline Highway, and the infill around Cross Creek and Cypress Village — was built on fill pads raised above the surrounding ground. Fill that isn't compacted in thin lifts keeps settling for years, and it settles most where it's deepest. When we see a ten-year-old post-tension slab with a low corner, the elevation readings usually trace the problem to a fill pad settling more on one side, not to a defect in the concrete.

Water is also the reason drainage comes up in almost every Gonzales evaluation we do. About a third of Ascension Parish homes took water in August 2016, and many that didn't still had yards under water for days. A downspout discharging at the corner of a slab here does more damage than it would on higher ground, because the water can't drain away. For most Gonzales homes the right fix is a combination: pressed concrete pilings along the settled side, and buried downspout lines and regrading so that side stops getting wetter than the rest. For houses below current flood elevation that have flooded before, we'll also talk honestly about whether raising the house makes more sense than repairing it where it sits.

Foundation repair in Gonzales: common questions

How much does foundation repair cost in Gonzales?

Most Gonzales slab repairs we price fall between $4,000 and $15,000, driven by the number of pressed pilings — roughly $550–$650 each outside and $1,000–$1,500 each where the slab has to be opened inside. Adding buried downspout lines and regrading, which most homes here need, typically adds $1,500–$5,000.

My Gonzales house is on a post-tension slab. Can it be repaired?

Yes. Post-tension slabs are usually repaired with exterior pilings plus drainage correction. We avoid cutting interior openings in post-tension slabs unless the tendons have been located first, because they are under very high tension.

Why does my yard hold water so long after it rains?

Gonzales sits at roughly 10 feet of elevation on clay soils, so water drains slowly, especially when ditches and bayous are high. A drainage plan that moves roof water off the lot and slopes soil away from the slab protects the foundation even when the yard is wet.

Do new-construction homes in Gonzales have foundation problems?

Some do, usually from fill settling unevenly in the first several years. A laser survey can tell you whether a low corner is within normal tolerance or still dropping. If your home is under a builder's warranty, get it documented before the warranty period ends.

Should I raise my Gonzales house instead?

If it has flooded and sits below current base flood elevation, raising it can solve flood risk and foundation issues together. It costs $20,000–$80,000+; flood-insured homes that are substantially damaged may qualify for up to $30,000 in Increased Cost of Compliance funds.
